Letter Four was approached by a commercial real estate investment and development firm to create a set of exterior design renderings to help them visualize two major tenant improvement projects on a bustling corner property fronting the Pacific Coast Highway. They asked that we transform a 3,479 square foot former bank branch into two commercial tenant spaces, hosting both fast food and coffee franchise-type restaurants, with a modern aesthetic. To maximize the potential of the corner property, we provided a more inviting, pedestrian-friendly storefront with increased glazing, additional entrances off the PCH, overhangs framing the entrances that visually draw you in, and abundant patio seating for all customers. We used a variety of materials to bring our concept to life, such as blackened wood and corrugated metal siding to define each storefront. To introduce warmth, we incorporated natural wood on the underside of the eaves and the pergola. For a touch of drama that frames and anchors the spaces, we included bold black steel accents and sleek linear lighting. We love how these materials interplay to create a visual feast for future diners!
